Butleigh Coombe

Our house is on a private road tucked away at the top of Stoke Gabriel. It is a 4 bedroom house on a large 1/3 acre level plot.

Garden

Flat, sheltered and completely child friendly. The garden is fully enclosed, mostly set to lawn with a large raspberry patch (which you can help yourself to!) and a large Beech tree in the middle.

We have full set of garden chairs and table for 8 and a portable charcoal barbeque with outside lights and power to enjoy the long summer evenings.

There is a childrens 8ft trampoline, a small rope swing and plenty of places to play hide and seek!

House

A traditional, 1930's detached house with accommodation over two levels. Ground floor level with tiled underfloor heating in the kitchen/diner/back entrance hall and carpeted in the lounge and bedrooms. We have painted floor boards in the front entrance hall. Gas-fired central heating and hot water. Strictly no smoking in the house.

LOCATION In a quiet residential area of the Stoke Gabriel yet within a five minute walk of the river, shops and pub.

ENTRANCE Through entrance porch and original stain glassed window front door into hallway with pine flooring (painted white). Access to all ground floor rooms and stairs to first and second floors.

SITTING ROOM The sitting room is bright and airy and has two large sofas and a single armchair, flat screen television with freeview, netflix and DVD player. It also has a piano, a selection of maps and local walking guide books.

KITCHEN/DINING AREA Well equipped, modern kitchen with undefloor heating, 6 ring gas range, double electric oven and seperate grill, large fridge, microwave, dishwasher, fitted units and beech work surfaces. It also has a DAB radio with iPod connection. The dining area has an extendable pine table with eight chairs and french windows opening into the garden. Off the kitchen to the rear hall there is a toilet and a utility roon with freezer, washing machine, tumble drier and ironing facilities.

BEDROOMS Four in total. Master bedroom on the first floor, king-size bed with en-suite with power shower, w.c., wash hand-basin and heated towel rail. Bedroom two, also on the first floor has a bunk bed, wardrobe and chest of drawers. Bedroom three has a double bed with a wardrobe. Bedroom four is on the ground floor with a kingsize bed; this bedroom also has a small tv, a selection of board games and lego. All duvets, pillows, linen and bath towels are provided. Please bring your own beach towels.

BATHROOM Family bathroom (on the first floor) comprising bath, separate shower cubicle with electric shower, wash hand-basin, w.c. and heated towel rail.

OUTSIDE To the rear of the property, a large level garden, comprising of a mainly grassed area with shrubs and trees. Our gardener comes weekly to cut the lawns and keep the garden looking nice.

PARKING Parking for 3 to 4 cars on the driveway in front of the property.
